RESIDENTIAL STANDARD ASSESSMENT PROCEDURE (SAP) CALCULATIONS

Property Partners is an accredited Domestic Energy Assessor (DEA), fully trained to carry out Standard Assessment Procedure (SAP) calculations for a range of clients including architects, house developers and self-builders.

A developing strand of our business is the work we are doing with renewable energy installers and contractors, building long-term relationships with them to support the introduction of the developing and ever-evolving range of renewable technologies incorporated into the new homes of today.

A SAP calculation is a Building Regulations requirement for all new houses, conversions and some extensions. The regulations require that a SAP calculation and a predicted Energy Performance Certificate (EPC) are submitted prior to work starting.

The SAP measures the energy efficiency of a property, taking in aspects such as the structure itself, heating and hot water systems, internal lighting and any renewable technologies that will be installed. The home is then rated from 1 to 100+ and the higher the score, the lower the running costs will be. If a building does not pass the SAP calculation it will not be awarded planning or building warrant permissions. Once the building has been completed a final EPC will be created. Valid for 10 years, the EPC is required if the home is to be let or sold.

SAP calculations must be carried out by an accredited company. Many architects do these in-house, but others prefer to focus on the design aspects and contract Property Partners to carry the SAP calculation on their behalf.
